The Future of Downtown Lake Mary: What's Coming Next?

If you love Lake Mary, there is something exciting happening right in the heart of town.

Downtown Lake Mary is entering a new chapter.

The City has been working on a long-term vision for Downtown Lake Mary that focuses on creating a more vibrant, walkable, and welcoming town center while preserving the small-town character that makes Lake Mary so special.

And there is a lot to look forward to!

A NEW VISION FOR DOWNTOWN

In 2026, the City introduced its new Downtown Design Guide, providing a framework for future development and redevelopment in the downtown area.

The goal is not simply to add more buildings. The vision is to create a downtown that feels connected, attractive and walkable, with architecture, streetscapes and public spaces that complement Lake Mary's existing character.

The City describes the vision as supporting a vibrant, walkable downtown while maintaining Lake Mary's unique sense of place.

WHAT'S HAPPENING NOW?

One of the biggest initiatives is a multi-year, approximately $4.3 million downtown transformation project.

The project includes improvements such as undergrounding electrical power lines, upgraded streetlights, parking improvements, signal modifications, and streetscape enhancements along Country Club Road.

The larger vision is also intended to better connect Downtown Lake Mary with other important areas of the city, including the International Parkway/Uptown area, the Rinehart Road medical corridor and Midtown.

MORE PLACES TO LIVE DOWNTOWN

One of the most interesting parts of the downtown transformation is the addition of new residential opportunities.

Several projects have been identified by the City as planned or underway in the downtown corridor, including:

  • Dwell at Lake Mary – a mixed-use development
  • Lourdes Landing – townhomes
  • Crystal Lake Condos – boutique residential condominiums
  • 4th Street Studios – a project that has been under construction

The city has also indicated that additional redevelopment is anticipated along Country Club Road and Wilbur Avenue, with an emphasis on boutique commercial and residential development that complements the existing downtown character.

A MORE WALKABLE DOWNTOWN

Imagine being able to live downtown, walk to your favorite restaurant, grab a coffee, meet friends, visit local businesses, and enjoy community events without getting in your car.

That is part of the long-term vision.

Lake Mary's Downtown Design Guide specifically emphasizes walkability, public spaces and development that creates a welcoming downtown environment.

And that fits perfectly with what people increasingly love about Lake Mary the ability to enjoy a more connected lifestyle while still being close to major roads, employment centers, great schools and everything Central Florida has to offer.

THE SUNRAIL CONNECTION

Another important part of Downtown Lake Mary's future is its proximity to the Sun Rail station.

The downtown area is already centered around the historic town core and the Sun Rail corridor, creating an opportunity for future development to build on an existing transportation connection.

As downtown continues to evolve, having restaurants, shops, businesses, and residential options near the station could make the area even more convenient and connected.

WHAT WILL DOWNTOWN LAKE MARY LOOK LIKE IN THE FUTURE?

The exciting part is that Lake Mary is not looking to become another generic high-density city center.

The City's new design guidelines specifically focus on maintaining Lake Mary's identity and encouraging development that reflects its small-town character.

Think more charming streetscapes, attractive architecture, boutique businesses, restaurants, residential options, public spaces, and places where people want to spend time.

In other words, the goal is to grow without losing what makes Lake Mary feel like Lake Mary.

WHY THIS MATTERS TO HOMEOWNERS

For homeowners and people considering a move to Lake Mary, the evolution of Downtown Lake Mary is something worth watching.

A vibrant downtown can create additional places to shop, dine, gather, walk, and enjoy the community all while adding new housing options and opportunities for local businesses.

It is also another example of how Lake Mary continues to evolve while maintaining the community-oriented atmosphere that has made it such a desirable place to live.

THE FUTURE LOOKS EXCITING

Lake Mary has grown tremendously over the years, but its downtown still has something special a sense of history, community, and small-town charm.

Now the City is planning for the next chapter.

With significant infrastructure improvements, a new design vision, new residential projects and additional boutique commercial development on the horizon, Downtown Lake Mary is poised to become an even more vibrant destination for residents and visitors.
